Southwest Energy Efficiency Project

LaGrace Apartments

The 11,043 square foot LaGrace Apartments building in downtown Denver consists of 21 affordable housing units for low-income families. When it was purchased in 1998 by the Uptown Partnership, a non-profit affordable housing developer, there were numerous comfort complaints from residents. Sun Power, the local weatherization contractor, sealed windows and vents to control air leakage; added pipe wrapping, thermostatic valves, and condensate traps; installed new double-hung, low-e windows, installed compact fluorescent lights and installed attic and crawl space insulation. These measures alone will provide annual utility bill savings of more than $12,000. The building owners and tenants have already realized a 34% reduction in natural gas use.
